Eco-friendly homes come closer

Eco-friendly homes come closer.
AN eco-friendly" affordable housing development at Carhampton has come a step closer after West Somerset Council completed the purchase of the land from the Crown Estate. The proposed 30 home development at Townsend Farm will be as carbon-neutral as possible to limit its damage on the environment. It is proposed that 20 of the homes will be affordable homes to rent or buy while ten will be sold on the open market. Cllr Peter Humber, responsible for housing, said: 'This development will be an exemplar for eco-friendly design and sustainable development, and a positive step forward for environmentally sound developments which, we hope, will lead the way for other such projects in West Somerset.' The council is considering transferring the site to a local community land trust, then working with them and the developers, Ecos Trust, to deliver the new homes.

Hovnanian cuts prices of homes

Hovnanian cuts prices of homes.
NEWARK, N.J. - Hovnanian Enterprises Inc., struggling like other home builders, is offering six-figure discounts on some of its properties this weekend as it tries to draw interest in a slumping market. The sales blitz involves dropping prices more than 20 percent on some of its prime real estate. The largest discounts are on the most expensive homes, including a three-bedroom condominium by the Hudson River in West New York, which has been reduced $240,000, or 22 percent, to $862,000 this weekend. A 25 percent discount is being offered on a two-bedroom home in Jackson Township, N.J., which lowers its price tag to $300,501. Hovnanian"s discounts come during the worst housing downturn in 16 years, which has slashed earnings for the Red Bank, N.J.-based company and other national home builders.

As you probably already know, your ability to pay the loan back is very important

As you probably already know, your ability to pay the loan back is very important. Some lenders require that you keep your loan full term, while others may provide you with the option to pay it off any time you wish. Home loans that give you the option to pay it off early will normally save you quite a bit of money in the end. If you are able to pay your loan off several years early, you"ll save a lot of money in the long run.

Troubled houses multiplying

Troubled houses multiplying.
Foreclosed homes are popping up in neighborhoods all over the Inland Empire, and there"s no telling when the tide will turn. The situation leaves a question open for discussion: How will residents living on these streets deal with an increasing number of empty shells and dead grass nearby? Charles Booker, who lives on Robin Road in north San Bernardino, resides a few houses down and across the street from a two-story foreclosure. The home, located on a cul-de-sac, has 'NO TRESPASSING' signs in the front window, and it"s front lawn has patches of dead grass. Holes with exposed electrical wires on each side of the garage door are where small lamps once hung. Just over the brick wall lies a desolate backyard of dry weeds and plants hanging over a concrete patio and other walkways.

DMCI more than doubles profit to P2B in first half

DMCI more than doubles profit to P2B in first half.
DMCI Holdings Inc., the holding firm for the business interests of the Consunji family, more than doubled its net income in the first half this year to P2 billion, from P843 million the previous year-period, driven by non-recurring gains, higher contributions from its newly-acquired water business, and the continuing growth of its real estate and construction business. Net earnings from 50-percent owned DMWC, the company"s joint venture with MPIC which consolidates Maynilad Water Services Inc., amounted to P1.455 billion. This was mainly due to a non-recurring negative goodwill worth P4.4 billion booked by DMWC in the second quarter. DMCI expects that the water segment will provide substantial net recurring income with not just the prospects in basic water services provided by Maynilad but also in the engineering requirements and opportunities as the company"s construction segment was recently awarded P423 million worth of water system works.

Northern Cyprus
Obelisk International announces news on a new development project in Northern Cyprus. The
villas at The Colony are based in one of the hottest emerging markets to surface this year.
London, UK (PRWEB) August 11, 2007 -- The Colony project represents a fantastic opportunity to invest in an
overseas property that offers a short, medium, or long term strategy and therefore gives flexibility for the investor
looking for a very strong return.
Situated only 10 minutes walk from the beach the villas at The Colony will appeal to a wide variety of tourists in
this popular and expanding part of the island. Lying just a short distance from restaurants, bars, golf courses, spas,
casinos and a planned 140 mooring marina The Colony makes an excellent holiday destination as well as a strong
investment. The area itself boasts one of the lowest crime rates in Europe and offers some of the finest and safest
beaches in the Mediterranean. The government has declared Northern Cyprus as a tax free shopping haven and
are now offering travel companies incentives for each visiting tourist and adds to the attraction for this insightful
property investment.
The Colony will comprise of 87 detached villas, all with 3 bedrooms and 2 bathrooms, and will certainly appeal
to the tourist within the high income, professional market. Obelisk International property investors are presented
with a 31% discount of the market value for villas at The Colony and as such Obelisk International is providing
clients with an inherent profit from the point of purchase.
The year-round rental yields, based on current market figures, are between 8-12% which is expected to rise as the
region draws in further investment. Economic growth in Northern Cyprus is very stable with falling inflation
rates, interest rates, and steady exchange rates.
The property market in Northern Cyprus has risen by up to a staggering 700% within 3 years but with property
prices still relatively low in the area, compared with other emerging markets, property research experts believe
that the prices have a long way to go in terms of profitability for the early investor.
The Colony provides an outstanding opportunity and is exciting news for the emerging market. Project lead
Kevin Prior, Obelisk International"s Sales and Marketing Director, commented; "The Colony depicts our
unprecedented commitment to provide only the best investment opportunities for our clients. This latest project
further validates our unsurpassed dedication and obligation to our client"s globally diverse portfolios. The Colony
in Northern Cyprus again demonstrates our respected and dedicated approach to investigate, analyse, and assess
all aspects of the emerging property sector before moving. It is an exceptional property investment opportunity
and in terms of rental income, we believe the high quality villas and the amazing location in Northern Cyprus,
will provide a catalyst to escalate client"s profit margins."

Soft home prices boost affordability

Soft home prices boost affordability.
Nationally, home affordability has improved quite a bit over the past year as many markets experienced price declines or stagnation and earnings have increased. To be deemed affordable, housing expenses must be no more than 28 percent of income. Expenses include property taxes and insurance as well as the mortgage payment. The percentage of homes affordable to the median income household for the nation as a whole increased to 43.1 percent compared with 40.6 percent during the same three months of 2006. The NAHB survey, done in collaboration with Wells Fargo Bank, bases its affordability ratings on the percentage of new and existing homes sold in the individual markets that were affordable to households earning the median income for that area. It also takes into account mortgage rates.

Wind turbines are ugly, noisy

Wind turbines are ugly, noisy.
I am from the Ecklund Township near Wilton. We recently have gotten some turbine generators. They are supposed to be a source of cheap power. It was required by the government that the power companies put wind turbines out in the field or they would not get subsidized and the government would not purchase the power.I do believe that our congressmen and everybody involved let the landowners down. Now we are faced with the problem of wind turbines all over the place. They are sticking up in the air and are ugly. Who gets the benefit of the wind turbines? Does it go to a few or does it go to many? I believe it only goes to a few.It is not necessary to have wind turbines standing up in the air. I recently came back from Wyoming, and all through the country all of the oil lines are being buried.

Mountain View market returning, says developer

Mountain View market returning, says developer.
Eyeing ever-strengthening demand for business space in Silicon Valley"s preferred northern submarkets, veteran Palo Alto commercial real estate developer Steve Dostart and his deep-pocketed institutional capital partner have acquired 15.6 freeway-front acres in eastern Mountain View. Dostart, who has focused on Mountain View and Palo Alto since founding his firm in 1999 just before the local office market last peaked, is taking advantage of the strong rebound in tech-tenant demand working its way from real estate 'ground zero' surrounding Stanford University. 'Once again it"s following the usual pattern, with Palo Alto now fully recovered and Mountain View getting there.' .

This same headache is felt as to dates of heating

This same headache is felt as to dates of heating. Some thin-blooded tenants want heat even in August, if there is a damp or cool day. Others protest loudly if the owner shuts the heat off on June 1.
Then there is the tenant who works in an office which is kept at 80 degrees all day. When the tenant gets home to an apartment that is 72, he or she is 'freezing' and soon lets the owner know about it. It is very hard to reason with a person who is miserable with cold, even though the apartment temperature is right. Summing up on this point, you will find that the tenant who is paying for his heat is content with 70 when, if he were living in a heated apartment, he would be complaining at 75 degrees because 'that living room radiator is cold.' But if he were paying for it he would don a sweater on a cool September or October day rather than start up the heating system for the winter.
Thus, because of the headaches, expense, worries, night-calls, wars, strikes, labor troubles, we try to avoid property that requires us to furnish heat to the tenants. That is our third factor.

Residents rescued from rising floodwaters

Residents rescued from rising floodwaters.
RESIDENTS were rescued from homes and cars overnight as floodwaters and torrential rain caused widespread havoc on the Sunshine Coast and the Wide Bay regions north of Brisbane. Emergency Management Queensland spokesman Andy Christie said there were numerous calls for assistance but no widespread evacuations. 'There have been about 80 calls for assistance overnight through the Sunshine Coast area,' Mr Christie said. 'Most of the calls relate to water in homes and those type of flooding-type scenarios,' he said. SES volunteers had sandbagged some homes and Queensland Fire and Rescue Service had been called in to pump water out of houses, he said. 'There were also three rescues overnight - including two adults from a submerged car in Beddington Road at Doonan,' Mr Christie said. 'There were also a couple of rescues from houses and the people were dropped off at neighbours - so it was localised flooding.' 'The whole Sunshine Coast area has been affected.' The Bruce Highway was cut just north of Tiaro with trees down over powerlines, and police advised motorists not to drive over flooded roads.

Crowds turn out for P.V. festivities.
PENNSVILLE TWP Thousands overcame a warm and long-winded last breath of summer for Septemberfest here yesterday, making prime real estate out of shade trees as the mercury rose to nearly 90 degrees over one of Salem County"s biggest celebrations. 'It"s hot. Very hot,' said Pennsville resident Theresa Boss, who watched her 8-year-old Nick enjoying rides like The Sizzler in the midday sun. 'Not what I think about for September really, though it"s not stopping anyone. The kids sure don"t mind.' And what began as a day to slowly amble among the vendors and carnival rides at Riverview Beach Park was given a jolt of adrenaline as the thermometer dipped and a spectacular fireworks display welcomed the night. 'It"s always nice and hot on this day.

SEC charges Sentinel with fraud

SEC charges Sentinel with fraud.
SENTINEL Management Group, a US money manager at the centre of recent market turmoil, was charged with fraud and misuse of client assets by the Securities and Exchange Commission. The problems at Sentinel have been the cause of particular concern for the US and global markets recently, as they were thought to be investing in relatively safe assets on behalf of hedge funds and futures brokers. But, last week, the firm informed investors it was freezing certain assets, which it then tried to sell without first informing all investors, to Citadel Investments, the Chicago based hedge fund. Late last week, the firm applied for bankruptcy. But yesterday, the SEC alleged in a complaint lodged with a district court in Chicago that Sentinel had indulged in 'ongoing fraud and misappropriation and misuse of client assets'.

Briefing - ASIA REAL ESTATE - Sept 7, 2007.
Homeowners have been given some breathing space before having to worry about digging a little deeper into their pockets, but the portents still suggest another rate rise is just around the corner. While homeowners were spared more heartache this week after the Reserve Bank of Australia (RBA) decided to leave interest rates on hold at 6.50 per cent, indications are the next move will be up, possibly before the end of the year. FOREIGN PRIVATE EQUITY FUNDS MARCH INTO CHINA"S REAL ESTATE MKT BEIJING - It is becoming a trend for foreign private equity funds to invest in Chinese real estate projects, according to a report published by Zero2IPO. Zero2IPO analyst Chu Wanglin holds that three opportunities; the 2008 Beijing Olympic Games, the 2010 Shanghai World Expo and the anticipation for appreciation of the yuan, have boosted the pace of foreign private equity funds investing in China.

In a tough market, you might do better selling your home yourself

In a tough market, you might do better selling your home yourself.
If you are selling property in a market bedeviled by huge inventories of homes and a credit crunch, you could do better if you dumped your real estate agent. With a wide range of flat-fee and Internet-based services, you may fare well on your own, yet it"s still important to know your options. For years, homeowners have relied on real estate agents or brokers, who charge commissions of 5 to 7 percent. These middlemen include your home in the Multiple Listing Service and do marketing, advertising, and negotiating. What if you listed and sold the property yourself? According to a recent study, people who used a 'for sale by owner' website, also known as FSBO, got at least as much for their homes as those who went through a conventional broker. In many cases, considering the website charged only a flat fee, the vendors obtained a higher net selling price than through broker contracts.

Global markets rally, but crisis not over yet

Global markets rally, but crisis not over yet.
GLOBAL markets rallied over the weekend and the local bourse should bounce today. But be warned: the crisis in the US economy isn"t over by a long shot. Despite efforts to unlock it, much of the US credit system remains seized. The credit market shut down last week and there are millions of US consumers who rely on it. They are used to easy credit, which has been one of the driving forces of the US economy for years. The US consumer accounts for about 70 per cent of the nation"s GDP. Two weeks ago, Americans could buy a house with no down payment. Now they"ll need a minimum 20 per cent deposit before a bank will even take their call. Signals of the crisis abound. An executive who runs a mortgage business in southern California, one of the areas suffering the most from the burst housing bubble, told The Australian on condition of anonymity: 'I think I"ll take the rest of the year off until this thing sorts out.

It works the other way, too

It works the other way, too. Let us say the speculator is offered a six-family double Toby for $22,000. The income is only $3,000. He does some quick figuring. He multiplies $3,000 by six and two-thirds. That makes $20,000. So he offers $18,000 or $19,000. You come along and apply the Value Formula. It shows a value of $26,000! You haggle a little and buy it at $21,000. In these cases, the speculator has missed out on some topnotch investments because he used his rule-of-thumb. The Freeman case bears this out.
A speculator whom we will call Jack, offered me the Freeman group of Aunt Tobys. There were four-family and three-family buildings in the lot, fourteen apartments in all. The income in 1946 was about $5,880, with very low-rent-controlled ceilings. The woman who sold them to Jack had been peddling them about for some time and all who came offered her between $23,000 and $25,000, to permit a resale at six and two-third times the annual income with a good profit. Finally Jack had bought it for about $25,000 and set out to sell it at a profit.
